Should I Buy Flood Insurance?
Many homeowners who live outside of river flood zones never consider the need for flood insurance. Perhaps the best way to consider whether or not you need flood insurance is to understand the difference between “water damage” and “flooding”. Water damage occurs from events prior to water hitting the ground. For example roof leaks, or water entering the home through a broken or damaged window. This type of claim is generally covered by your homeowners policy. Flood damage is from water that has already hit the ground before the damage occurs. This is damage where homeowners often are left with uncovered damages. If water enters the home from rainfall that gathers faster than it can be absorbed by the ground, standard homeowners policies generally provide no coverage. Additionally, Mudslides and damage from erosion can occur from heavy rainfall, but are also not covered.
